Job Title: Project Manager

Position Overview: As a Project Manager at Sequoia Services, LLC, you will be integral to overseeing the entire lifecycle of heavy civil construction projects. Your role will encompass planning, execution, monitoring, controlling, and closeout, ensuring that projects are completed on time, within budget, and to the highest standards of quality and safety. You will lead project teams, coordinate with stakeholders, and maintain rigorous quality control throughout all phases of the project.
Key Responsibilities:
- Project Analysis and Planning:
- Specifications Review: Thoroughly analyze project specifications and drawings to identify any inconsistencies or missing information. Address these issues promptly to ensure a clear and actionable project plan.
- Scope Confirmation: Verify and confirm the scope of work with all relevant parties, including clients, stakeholders, and team members, to ensure comprehensive understanding and agreement.
- Work Method Assessment: Evaluate the proposed work methods from the bid phase to assess their effectiveness and explore alternative approaches that may enhance efficiency or reduce costs.
- Estimate and Bid Evaluation:
- Bid Analysis: Review project estimates and bid schedules to understand the methodologies and assumptions used in estimate generation. Identify and address any errors or discrepancies in the estimates.
- Cost Implications: Assess the impact of errors or assumptions on the project's cost and schedule. Develop and implement strategies to mitigate negative effects and capitalize on potential cost-saving opportunities.
- Method Improvements: Explore and propose more efficient methods or technologies to improve project execution and overall performance.
- Project Buyout:
- Material and Equipment Identification: Determine all materials, subcontractors, and equipment needed for the project. Review and validate estimated costs and quotes for accuracy and completeness.
- Quote Review: Confirm that quotes meet project specifications, verify quantities, and evaluate pricing, lead times, and validity. Select vendors that provide optimal value and negotiate terms to enhance procurement efficiency.
- Vendor Selection: Conduct thorough research to identify vendors who offer the best combination of cost, quality, and schedule performance.
- Procurement and Subcontractor Management:
- Purchase Orders: Issue and manage purchase orders for materials and equipment to ensure timely delivery and alignment with project requirements.
- Subcontractor Coordination: Oversee subcontractor relationships by reviewing scopes, clarifying exclusions, and drafting or modifying subcontracts to include specific provisions, scopes of work, and schedule requirements.
- Contract Modifications: Adjust subcontract terms as needed to reflect project-specific requirements and ensure subcontractors provide the necessary resources to meet deadlines.
- Equipment Management:
- Equipment Budgeting: Analyze equipment needs and budgets to plan acquisition and usage throughout the project. Ensure that equipment resources are allocated effectively.
- Availability Monitoring: Track the availability of both company-owned and rented equipment. Monitor usage to identify opportunities for cost savings and optimize equipment management.
- Cost and Budget Monitoring:
- Cost Tracking: Continuously monitor project expenses against the budget. Manage contingency funds and address unforeseen costs with effective recovery plans.
- Financial Reporting: Generate detailed financial reports for senior management, highlighting budget variances and providing forecasts for future expenditures.
- Submittal Management:
- Register Development Management: Develop and maintain a submittal register, ensuring timely submission of all required documents by subcontractors and suppliers.
- Review and Approval: Review submittal documents for compliance with specifications, mark up or edit as necessary, and manage the review and approval process. Address any delays and adjust project schedules as required.
- Schedule Management:
- Schedule Creation: Create and maintain a comprehensive project schedule, detailing all phases, milestones, and deadlines. Utilize scheduling tools and software to track progress and ensure timely completion.
- Adjustment and Communication: Address schedule delays or issues proactively. Adjust timelines as needed and communicate changes to all stakeholders, ensuring that any adjustments are documented and approved.
- Quality Control Management:
- Quality Assurance: Implement and oversee quality control procedures to ensure all project work meets the required standards and specifications. Conduct regular inspections and audits to identify and address any quality issues.
- Compliance and Standards: Ensure compliance with all relevant industry standards, codes, and regulations. Develop and enforce quality control plans and protocols to maintain high standards throughout the project lifecycle.
- Continuous Improvement: Promote a culture of continuous improvement by analyzing quality control data, identifying trends, and implementing corrective actions to enhance overall project quality.
Qualifications:
- Experience: Minimum of 5 years in heavy civil construction, with significant experience in water resources, dam construction and rehabilitation, and concrete structures installation and construction.
- Leadership: Proven track record in supervising multiple project engineers and managing large teams. Demonstrated ability to lead diverse teams effectively.
- Certifications: Safety-oriented with preferred 10-hour and 30-hour OSHA certifications. Familiarity with Construction Manager-at-Risk (CMAR) and Design-Build contracts is a bonus.
- Skills: Strong organizational, time management, and leadership skills. Ability to function as a team player and manage projects across diverse climates and conditions.
- Travel and Relocation: Willingness to travel and relocate domestically as required.
