Job Purpose:Supports the physical plant operations by performing duties related to safety, maintenance, preventative maintenance, and repair to all buildings, grounds, equipment, and fixtures in accordance with standard College practices on a multiple campus, 24/7 operational College. This position focuses on the energy efficient operations of campus equipment through systems and controls. The successful candidate must have working knowledge of safety practices, tools, equipment, materials, and supplies used in HVAC and chiller plant maintenance, troubleshooting, repair, and overhaul of systems. Must possess or have the ability to obtain certification for the purchase of Freon. Must have the knowledge and skill to operate lifts and motorized equipment. Knowledge and experience in logic-based systems/building controls. Knowledge of chiller plant systems. Must be able to take direction and use independent discretion and judgement. Must be able to take initiative, prioritize, and complete tasks under minimum supervision.
Job Duties:- Responsible for the efficient & reliable operation & maintenance of the campus energy management control system which primarily controls the HVAC systems but may be used for other elements such as lighting, occupancy, etc. Sets up building parameters within the controls system and monitors their performance, making necessary adjustments to obtain an optimal balance between energy use, performance, and comfort. Troubleshoots and repairs various components such as variable frequency drives, motorized valve actuators, sensors, etc. Manages third party venders on the installation, replacement, repair, and preventative maintenance of the control systems. Captures data from the control system to provide reports showing HVAC system operation & performance.
- Responsible for the efficient & reliable operation & maintenance of campus HVAC systems. Systems include all equipment related to the heating, ventilating, air conditioning, refrigeration and exhaust of the college's buildings and structures. These may include but are not limited to roof-top package units, central chilled water plant & associated components, exhaust fans, pumps, boilers, condenser coils, VAV systems, VRF systems, etc. Performs & manages third parties on the installation, replacement, repair, and preventative maintenance of such systems. Processes the ability to troubleshoot HVAC systems and offer practical solutions as issues arise.
- Collaborates with project management team on capital projects, engaging as the subject matter expert providing first-hand knowledge and opinions on solutions and providing quality control. Makes recommendations for HVAC & controls systems replacement, repairs and upgrades on non-capital projects managing and collaborating with third party venders utilizing the colleges project management software where appropriate.
- Develops and maintains job skills necessary for physical plant team technicians in the areas of safety & security, equipment operation and cross-functional training.
- Performs other duties as required.
Minimum and Additional Requirements High school diploma and experience in the installation and maintenance of HVAC systems or in the operation and maintenance of HVAC mechanical and building control systems.
Preferred Qualifications Must have and maintain a valid driver's license. Must be able to lift 50lbs. above head. Must have the ability to squat, reach, grasp, bend, crawl, stoop, climb, and work in elevated and/or confined environments. Must be able to work in all types of weather day or night, 365 days of the year. Must be able to travel to multiple campuses. Must be able to travel on occasion for training.
