Job Summary: The Preconstruction Project Manager plays a pivotal role in managing risk during the preconstruction phase, providing oversight and leadership to preconstruction teams. They are typically involved in multiple projects and may be assigned to a single large project when necessary. In addition to ensuring technical success and execution of projects, they manage relationships with team members and are responsible for the quality and timeliness of estimating deliverables. Key Responsibilities: Perform both basic and advanced estimating tasks as needed to manage the department's workflow. Develop and oversee the execution of project scope management plans, including procurement and contract management. Demonstrate proficiency in budgeting and cost control processes to ensure consistent and profitable project procurement and management. Proficiently handle risk management planning, including identification, analysis, response planning, and monitoring and control, and facilitate risk review with senior management. Ensure compliance with owner contracts and project quality, communication, safety, and environmental plans. Maintain timeliness, professionalism, consistency, and branding of all deliverables on assigned projects. Serve as the Design Manager during pursuits and design phases on Alternative Delivery Method projects. Establish "Conditions of Success" on negotiated projects during the preconstruction phase. Thoroughly review estimates on assigned projects to align with historical costs and market conditions. Provide oversight and participate in the development of key deliverables, including preconstruction labor estimates, Cost Models, RFP contributions, and project management plans (PMP). Take ownership of assigned projects, ensure accountability of team members, and plan for successful project execution. Utilize Critical Path Method scheduling techniques to guide design phases on Alternative Delivery Method projects and manage the design phase on design-build projects.
