SUMMARY Responsible for partnering with the Equipment Facility Manager to successfully manage Mortenson's equipment facility. RESPONSIBILITIES Identify current and future maintenance requirements by establishing rapport with management, project personnel, craft, technicians, and other persons in a position to understand maintenance requirements. Achieve financial objectives by preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective actions. Invoice processing, month-end close processes, and other accounting functions as needed. Learn and understand equipment rate schedules and how they are built. Effectively review reports and understand how to dissect the information, utilize it to your advantage, and teach others. Ensure production operations by determining work priorities and scheduling repair and maintenance of machines, tools, and equipment. Support product development and improvement by reviewing new product plans, discussing equipment needs, and coordinating activities of technicians and workers fabricating or modifying machines, tools, or equipment. Design, implement, and modify preventive maintenance programs by reviewing production, quality control, and maintenance reports and statistics; inspecting operating machines, equipment, and systems for conformance with operational standards. Direct operations by initiating, coordinating, and enforcing program, operational, and personnel policies and procedures. Resolve problems by conferring with management and quality control personnel. Protect employees and visitors by maintaining a safe and clean working environment. Complete operational requirements by scheduling and assigning employees and following up on work results. Support the team with interviewing, orientation, and training as needed. Effectively work and build relationships with those of diverse backgrounds and organizational levels. Organize meetings and presentations for various reasons such as, but not limited to, financials, Foreman/Superintendent/Project Manager meetings. Lead team members by example, offer effective coaching and feedback, and effectively manage performance. REQUIREMENTS and EDUCATION Basic understanding of accounts payable and receivable. Knowledge of purchasing processes and procedures. Knowledge of construction processes, equipment, and materials. Strong organization and planning skills. Exceptional verbal and written communications skills. Strong computer skills including Microsoft Office and Outlook. Active listening skills and effective communication including an openness to diverse input and feedback. Minimum of 5 years' experience in rental of construction equipment and/or construction equipment sales. Current driver's license. Experience with budget management.
