Cox Enterprises, Inc. is seeking a Manager, Facilities Operations & Sustainability, a pivotal role that will operate and budget all leased/owned facilities, including retail and administrative facilities. This position is responsible for daily facility operations, leasing, maintenance programs, facility contracts, energy conservation, office equipment, and furnishings procurement. The Manager will play a crucial part in new facility planning, design, engineering, acquisition, and build-out, as well as existing facility modifications or retrofit. This role will require onsite inspections of work and coordination with contracted Construction or service companies during the work performed. The Manager will ensure all Cox buildings and facilities comply with all local, state, and federal OSHA facility-related regulations, contributing significantly to our operations and success.
Responsibilities - Ensures maintenance of all assets within the facility and surrounding property and the safety of all assigned personnel.
- Coordinates the pre-qualification, bidding, proposal evaluation, and subcontractor selection process for periodic maintenance contracts and site/facility cleaning. Ensures cost control, quality and completeness of work, and reasonable reactions to emergencies.
- May develop ROI analysis as it relates to Facility management and ensure approved projects are documented with accurate and timely Capital Investment Requests
- Coordinates facility management activities with Cox Enterprises to ensure decisions are consistent with existing business plans, visions, and operations. (Cox Family: CEI, CCI, Manheim, Cox Conserves)
- Maintains Critical Building Infrastructure, including UPS, Battery Backups, Generators, and HVAC. Manages vendors, contractors, and professional consultants, which may include architectural, pest control, plumbing, landscaping, HVAC, electrical, fire suppression systems, employee dining facility, document production/mailroom
- Provide leadership, coaching, and counseling to department members. Includes assigning and developing Team goals, Department goals, and IDP's
- Establishes key delivery dates and oversees project completion through customer occupancy, providing a turnkey solution to end-users.
- Develop strategic & feasibility studies/analysis and long-range Facility Planning.
- May interface with landlords, municipalities, land & property developers, and other regulatory authorities on easements and right-of-way negotiations. May engage CEI Legal as necessary.
- Develops and updates budgetary life cycle estimates as needed in support of facility construction and developments.
- Manages and acts as the primary point of contact for in-house and developer representatives regarding construction negotiations and project development.
- Responds to emergency calls, assumes lead role in evaluating damages, takes necessary steps to protect customers, employees, and property, and notifies leadership per local Escalation Plan.
- Demonstrates continuous effort to improve operations, decrease turnaround times, streamline work processes, and work cooperatively and jointly to provide outstanding customer service.
- Facilitates regular project coordination meetings with in-house and developer representatives.
- Review business case analyses to ensure current and future development initiatives are correctly aligned with Cox's business initiatives and strategies.
- Maintains documentation of Life Safety Systems/Fire Suppression systems.
- Coordinates with Risk Management and Human Resources on BCP, OSHA, ADA, safety, and other related facility matters, including evacuation procedures and natural disasters.
- Partners with CEI on contract negotiation for real estate property-related matters
- Manages vendors, contractors, and professional consultants and assures that all contracts, designs, and vendor performance comply with CCI requirements.
- Performs other duties as required.
Qualifications Minimum - 10 years experience in facility management or a related field
- 1+ years of experience in management or lead role
- Valid State-Issued driver's license and an acceptable driving record in the home market.
- Strong organizational skills with the ability to multitask in a fast-paced environment.
- Strong math skills
- Excellent communication skills to work effectively with teams throughout the organization
- Previous experience in construction management, project management, or facilities management of staff/projects. Excellent written and Oral Communication is required to work effectively with teams throughout the organization. Good working knowledge of PowerPoint, Microsoft Office, Excel, Word, and Scheduling Software.
Preferred - Experience managing staff/projects from remote locations.
- Bachelor's degree in a related discipline
USD 85 300.00 per year
Compensation:Compensation includes a base salary of $85,500.00 - $128,300.00. The base salary may vary within the anticipated base pay range based on factors such as the ultimate location of the position and the selected candidate's knowledge, skills, and abilities. Position may be eligible for additional compensation that may include an incentive program.
