POSITION SUMMARYEmpire State Realty Trust (ESRT) is seeking a dynamic Project Manager. This pivotal role will report to the Senior Vice President, Director of Energy and Sustainability. The Project Manager will play a crucial role in collaborating with Property Management, Project Management, Design and Leasing teams. Key responsibilities include the development of project strategies, meticulous budgeting, precise scheduling, and providing comprehensive support throughout the project execution, construction administration, and commissioning phase for existing conditions, retrofit work, and renovations or new construction to align with ESRT 2.0, Net Zero greenhouse gas emissions targets, High Performance Design and Construction Guidelines, and all sustainability targets primarily focused on energy efficiency, emissions reduction, and water reduction initiatives as well as IEQ goals.
RESPONSIBILITIES- Manage capital improvement (CapEx) and tenant installation (TI) work related to 2.0 Net Zero, Sustainability, High Performance Design and Construction Guidelines
- Review of basis of design, DD, CD, bid documents for all projects across portfolio for alignment with High Performance Guidelines
- Integrate with property, project management, leasing, and engineering teams to ensure holistic timely comments
- Follow through until comments are integrated
- Focus on management of all consultants and vendors to ensure their work is completed timely and aligned with High Performance Guidelines including but not limited to MEP design, submeter design, BMS and SOO design, construction administration, field observation reports, commissioning, etc.
- Review building systems: HVAC, electric, plumbing, sprinklers, etc. for same
- Confirmation of all 2.0 project scope to align with performance intent
- Confirmation of all 2.0 project scope to align with accurate competitive bid and competitive current market pricing and alignment with 2.0 target ROI

General Responsibilities:Manage design development and bid process and project planning and supervise consultants and contractors on 2.0 projectIntegrate on same for projects managed by ESRT or JLL project management teams to ensure Sustainability Guidelines are met including design, construction, commissioning, accurate cost and payback analysis, alignment of unit rates with MSA rates and most competitive market pricingWritten and oral tenant or other impacted end user communications: kick-off meetings, review and approval of potential and approved change orders, risk management, etc.Project execution, field supervision, and quality controlSupervise competitive bidding, contract administration, and complianceJob cost accounting, reporting, and cash flow reviewDefine and implement best practices procedures and complianceDevelop and review MSA's
WHAT SUCCESS LOOKS LIKE- You can seamlessly execute 2.0 Net Zero MEP projects from inception to completion, ensuring they are delivered on time and within budget.

REQUIRED SKILLS / ABILITIES- A strong working knowledge of accounting and financial reporting, budgeting, scheduling and contract administration as they relate to project management using Procore, Yardi and MS Project platforms
- Staff management experience
- Experience in major MEP infrastructure project and retrofits, commercial office, multifamily, and retail design, construction, and commissioning experience
- Excellent oral and written communication skills, professional manner, and computer literacy
- Ability to handle multiple simultaneous CapEx projects across properties and phases of design, construction, commissioning, and CA
- Highly organized with strong analytical skills
- Fluency in MS software: Outlook, Word, Excel, PowerPoint
- Knowledge of and experience with software-based tools for project management and cost accounting: Procore, Yardi, MS Project, Plan Grid, Blue Beam, CAD, Revit, etc.
EDUCATION & EXPERIENCE- Bachelor's degree from an accredited institution in Architecture, Engineering, or Construction Management strongly preferred
- Minimum of 7-10 years of progressively responsible experience in managing design and construction of multiple MEP capital projects including significant building infrastructure development and retrofits including HVAC, BMS, lighting, lighting controls, envelope, commissioning, etc.
PHYSICAL REQUIREMENTS- Prolonged periods of sitting at a desk and working on a computer
- Must be able to lift up to 15 pounds at times

$150,000 - $175,000 a year
Salary is based on several factors including but not limited to education, work experience, job location, size of property where applicable, and/or certifications. In addition to your base salary, ESRT provides discretionary annual bonuses.
