Purpose: The Project Manager is responsible for the overall completion of projects, delegation of tasks, client relations, and general project management. Essential Job Functions: Resource Management (75% of time): Planning, organizing, and scheduling labor, subcontractors, materials, and construction equipment for the project. Set up and maintain job filing system with the various components: Contract Specifications Take-off Sheets Estimates Materials Pricing Drawings Apply for necessary bonding and insurance for projects. Perform New Contract Review. Prepare Project as Sold Summary. Maintain Meeting Minutes for Project. Hold Pre-Construction Job Conferences. Initiate Scheduled Reports & Maintain Throughout Job Life: Manpower Loading/Tracking report Supervisor’s Daily Log Report Budget Projections and cash flow schedule Assist Purchasing in updates to Material Status Report. Perform Monthly Billing Schedule. Implement Safety Program. Set up Job file with necessary forms. Implement Procedures for Additional Scope of Work. Maintain Subcontracts and Monitor. Project Close-outs. Team Coordination (15% of time): Planning and scheduling project activities among three groups: Field crews Shop crews Office personnel/project engineering team Maintain project on proper administrative track and monitor on a daily basis: Break down project into achievable, trackable tasks. Assign specific responsibilities to individuals. Establish chain of command. Ensure that everyone has the information, tools, materials, manpower, and cooperation they need to do the job. Liaison activities (10% of time): Maintain communications and relationships with the following project players: Project owners Architects and engineers General contractors Construction managers Labor Subcontractors Other trades Union halls Suppliers and manufacturers Federal, state, and local authorities Media and public Requirements: Proficient in MS Word and Excel. Excellent verbal and written communication skills. Excellent work habits. Pre-employment background screening and drug test. Leadership and organizational skills. Previous Project Manager Experience Required (preferably in construction). Education/Experience: Required: Bachelor’s Degree not required. Working Environment: Ability to Travel 30% of the time.
