Responsibilities and Duties The Hotel Maintenance Director is responsible for the overall maintenance, operation, and functionality of the hotel's physical plant and engineering systems. This includes overseeing the maintenance staff, managing projects, ensuring compliance with safety regulations, and implementing preventative maintenance programs. Responsible for interviewing, training, supervising, counseling, scheduling, and evaluating staff. Assume the Manager on Duty role in the event of lesser superior management presence. Directly responsible for the maintenance and operation of all the equipment on the property site and the building structure itself, including refrigeration and air conditioning, the fire alarm system, boilers, primary and secondary power systems, and emergency generators. Responsible for the aesthetics of the exterior and interior of the building, continuously evaluating remodeling projects and scheduling labor and material for remodeling and refurbishing projects. Strong understanding of building and equipment including external utilities such as water, power, gas, sewer, and internal utilities, power systems, and fire protection. Periodically train new and current employees while having the ability to coach and give constructive feedback. Implement policies and procedures to ensure energy conservation throughout the hotel. Conduct department meetings/training on a regular basis in conjunction with Onix Hospitality's standards and Brand standards including maintenance techniques and safe use of cleaning products. Ensure that Onix Hospitality’s standards and Brand standards are met in all physical areas of the hotel including outside the building. Monitor compliance with state building codes and regulations, OSHA safety codes, and adherence to Fire Department standards of safety and evacuation procedures. Cooperate with all Department Heads, setting up departmental meetings, supervisory meetings, and internal departmental meetings. Monitor any new construction and interact as necessary with designers, architects, contractors, public utilities, the Fire Department, Health Department, insurance agencies, and OSHA. Work with Department Heads in preparing budgets and monitoring requisitioned supplies and equipment for the Maintenance and Engineering Departments. Coordinate hotel emergency procedures in conjunction with the General Manager, developing an effective emergency plan for the hotel. Conduct drills with staff and train them on the operation of emergency systems and equipment. Keep the General Manager promptly informed of all problems or unusual matters of significance. This is a hands-on position requiring working shifts and availability to work weekends, holidays, and flexibility when called in for emergencies. Qualifications Bachelor's degree in Engineering or a related field (preferred). Proven experience in hotel maintenance or a similar role. Strong leadership and managerial skills. Knowledge of building systems, HVAC, plumbing, electrical, and fire protection systems. Familiarity with relevant codes, regulations, and safety standards. Excellent communication and problem-solving skills. Must be able to push, pull, move, lift, and/or carry a minimum of 50 lbs. a minimum of 5 ft. in distance. Requires reaching overhead, climbing, crouching, and twisting. Must be reliable and willing to work long hours, holidays, and weekends. Must be able to speak and write the English language in an understandable manner.
