Location: Remote within the United States The Director, Real Estate, is responsible for leading Steelhead America's land acquisition and title department. Responsibilities include leading the team that supports the execution team in real estate matters including managing effective land campaigns using contracted land agents, management of title campaigns, curatives, and ALTA survey, in addition to projecting quality budgets and schedules. This role will liaise with development, in-house counsel, and external counsel, support during project financing, and provide guidance and work to implement best practices, process improvement, and standardization. The Real Estate function is within the Project Execution function, which also includes Project Development and Public Engagement. The VP of Development Execution reports to the head of Steelhead Americas. Responsibilities: Grow and lead a team that delivers quality support and results within the real estate department. Drive results in functional areas by collaborating and leveraging stakeholder involvement across Steelhead. Develop successful land acquisition strategies that site control for renewable energy projects and can be implemented across the portfolio with a focus on wind energy. Drive quality decisions around site location, right-of-way negotiation, land acquisition, or other Real Estate activities needed to support project development. Review and strategically respond to landowner redlines in coordination with developers and legal. Develop and work with relevant stakeholders to implement Steelhead best practices for land acquisition and title efforts, management, and controls. Evaluate and ultimately oversee the evaluation of real estate documentation for accuracy and quality and determine the level of affiliate support agreements and ancillary documents necessary. Analyze title matters in land acquisition and early-to-mid-stage project sales based on land agent packages. Manage or oversee the management of the title policy review and curative process with title insurance providers and other affiliates in late-stage project sales. Lead the coordination of non-standard real estate transactions, including office leases and land purchases. Support and implement processes to ensure the acquisition of quality private and public records to determine ownership, mineral leases, etc. to facilitate the leasing process. Develop and maintain relationships with brokers, abstractors, and title companies which are currently or may in the future provide services to Steelhead. Complete budgets and monthly forecasting, financial analyses, ad hoc reports, and modeling. Conduct analysis on issues impacting development/operations, proactively identify opportunities for improvement, and coordinate with relevant stakeholders on the implementation of improvements. Work with teams throughout the company in a coordinator capacity as the Subject Matter Expert in Real Estate and Title. Work closely with Operations and Legal to identify and organize project documentation related to Real Estate. Perform other job-related duties as assigned. Participate in special projects or activities related to the legal discipline as it overlaps with Legal. Qualifications: A Bachelor's Degree or equivalent experience. A minimum of 8 years' experience in acquisition of land agreements for Renewable Energy projects with emphasis on Wind Energy. In-depth knowledge in developing, negotiating, and executing complex real estate agreements. Title analysis, including identification of vesting, legal description, and signatory authority issues during land acquisition. Senior level working knowledge of title insurance and title curatives for renewable energy projects. GIS knowledge and functional capability a plus. Demonstrated ability to build relationships and interface effectively with cross-functional employee groups and external stakeholders. High attention to detail, effective communication and interpersonal skills, and ability to work well under pressure. Comfortable with ambiguity, multi-tasking, and prioritizing competing demands in a fast-paced work environment.
